Q&A FACTS

LAND

  • The vacant land is zoned residential

    • Public referral is not a requirement as its zoned correctly​

  • Flooding

    • A Storm Water Analysis has been completed and cleared for flood events

    • The houses are also raised on stumps
       

LOT SIZE

  • The lot size is 600sqm as there is growing demand for smaller living spaces and lot sizes to maintain ​for professionals, young demographic, small families and retirees

  • The smaller lot size and living space allows us to deliver a package at an affordable price 

  • 600sqm is the minimum allowed lot size within the Goondiwindi Regional Council Planning Scheme 
     

STREET WIDTH

  • Goondiwindi Regional Council Planning Scheme

    • A  street width of 6.5m is the minimum allowed carriageway width with a minimum 4.5m footpath on either side, totalling a 15.5m road reserve width

  • The project is using a street width of 8m with a 5m footpath on either side, totalling an 18m road reserve width. This road reserve width has already been adopted by other recent development approvals in town.

  • A Traffic Analysis has been completed and the single entry and exit for the development was deemed acceptable for the volume of traffic  

HOUSING COMMISSION REFERENCES

  • Affordable housing doesn't mean housing commission

  • The project is not a housing commission project

  • The house and land package is priced at $600k, which is well above the affordability for housing commission​

  • The project is aimed at first home buyers, young professionals, young families, retirees that can't afford to downsize and also options for local businesses to have access to accommodation to retain and attract staff.

USING LOCAL TRADES

  • Local builders are already busy with existing builds

  • We have approached many builders to use current staff if they can spare, but also have asked if they would put on more staff to cope with our demand​​. This would grow their business while delivering the project.

  • It's not just the builders, we have spoken with plumbers and electricians about the same opportunities
     

GOVERNMENT FUNDED REFERENCES

  • This project has not received government funded at any level

  • There is a Residential Activation Fund (RAF) available through the State Government which, only if successful, would cover the cost for trunk infrastructure costs for water, sewerage and communications.

  • The RAF has already been successful for other developments in town and we are aware of other applications currently being lodged at the moment for Round 2
     

THE HOUSES 

  • Sustainable farmed timber homes

  • Weatherboard houses are still a current build in town and our option is the closest quick build option on the market that resembles the weatherboard finish

  • Concerns about heat generated from the sea of rooves is negated due to the living space being reduced which means the houses do not span from boundary to boundary
